Is Tower 5 still available?
Parkplace is the fifth and final tower of Marco Polo Residences and was offered for pre-selling. Availability changes as reservations come in, so please ask Erwen for the current inventory rather than relying on a published list.
What unit sizes are offered?
One-bedroom residences run from 45.00 to 53.00 sqm; two-bedroom from 77.00 to 92.00 sqm; three-bedroom and duo suites are 116.50 sqm; and podium villas range from 77.00 to 131.50 sqm. All areas are approximate and layouts vary by floor.
How much do I need to reserve a unit?
A typical reservation fee is ₱50,000, which forms part of the down payment. A common pre-selling structure is 10% down spread over 53 months, with the 80% balance settled through bank financing or cash at turnover. The 3-bedroom sample uses 10% spot plus 10% over 53 months. Ask for an official computation for your chosen unit.
Can foreign buyers own a unit?
Under Philippine condominium law, foreign individuals may own condominium units, subject to the 40% foreign-ownership cap for the project and the developer's requirements. This is general information, not legal advice; please confirm your situation with a Philippine lawyer before reserving.
When is turnover?
Published project information points to completion in 2027, with the tower already topped off. Turnover dates are set by the developer and confirmed in the contract, so ask for the latest official schedule.
Can I buy while living abroad?
Yes. Erwen regularly assists overseas Filipino workers and foreign buyers with digital viewings, floor plans, sample computations and e-signature. Documentary requirements and payment channels are arranged remotely, with courier options for original documents.
Is parking included?
Published sample computations for some units are inclusive of one parking slot, while other units may require a separate parking purchase. Confirm what is included in the official computation for the specific unit you are considering.
